Condominium Association Management Services:
Perform routine inspection of the Associations' common grounds and facilities, and to monitor\maintain their condition as needed.
Assists the association's board of directors in locating and contracting with the best contractor providers available, taking full advantage of our knowledge and relationships developed through our experiences with other associations.
Assist the association in securing competitive bids on products and services to obtain the highest quality and value.
Coordinate and monitor the performance and activity of the contracting providers and confirm that contractors are properly insured.
Handling violation notices and take other appropriate action to resolve a violation in accordance with the association documents and instructions of the board of directors.
Preparation of financial statements both monthly and year end.
Preparation of financial reports to include detailed general ledger cash receipts and disbursements registers.
Maintenance of association bank account(s).
Updating and maintaining detailed accounts receivable reports including aging reports.
Monthly bank reconciliations.
Preparation of annual DRAFT budget.
Authorized by either the budget or board of directors on the preparation and approval of disbursements in accordance with the terms of approved vendor contracts.
Assessments \ Billing \ Collections:
Maintaining assessment rolls.
Coordination of the preparation and distribution of assessment coupon books to each association member.
Managing the collections of delinquent accounts including coordination of attorney(s).
Collection and deposit of assessments.
Processing of past due notices, intent to lien notice and liens in accordance with the policies of the Condo Association.
Association Reporting and Taxes:
Preparation of Form 1099 (IRS) for vendor payments.
Preparing and filling of Federal tax returns.
